Reno Heat & Air matches homeowners across the Truckee Meadows with independent, NSCB-licensed heating and air-conditioning contractors.

Short answer
We match requests from Reno, Sparks, Spanish Springs, Sun Valley, South Reno and Verdi, and the rest of Washoe County, NV. One building code covers all of it (2024 Northern Nevada Code Amendments, 17°F winter design temperature), but three separate offices issue HVAC permits, and which one is yours depends on your parcel, not your mailing address.

Which permit office is yours?
A "Reno, NV" mailing address does not settle it. City limits run parcel by parcel, and the edges of the valley include both city land and unincorporated county land. Any of the three offices below can tell you from your street address, and a licensed contractor pulling the permit will confirm it too. All three require a permit to replace a furnace, central air conditioner or heat pump.
City of Reno
775-334-2063
Publishes flat residential EZ permit fees for furnaces and A/C change-outs.
City of Sparks
(775) 353-2306
Applications online only, through the Accela Customer Access Portal.
Washoe County (unincorporated)
(775) 328-2020
Planning and Building, 1001 E. 9th Street. Covers addresses outside both cities.
The climate numbers. The 2024 Northern Nevada Code Amendments list the same winter design temperature (17°F), frost line (24 inches) and mean annual temperature (49.4°F) for Reno, Sparks and Washoe County.
The license. Every HVAC contractor in Nevada is licensed by the state Contractors Board, not the city. Look it up with the license walkthrough.
The deposit cap. Nevada law limits a residential down payment to the lesser of a fixed dollar amount or 10% of the contract, statewide; the cost report has the figure.
Outside the area
Requests from Carson City, Douglas County, Lyon County or across the California line are outside this service's area for now. For any Nevada address, the Contractors Board license search works the same way.
